House Rules
1) The Guest declares that he/she is over 21 years of age, and no Guest under the age of 21 is permitted to occupy the property unless accompanied by an adult (sorry no Leavers).
2) So that the property can be serviced and maintained between bookings, the check in time is from 3pm, and check out is by 10am, unless otherwise agreed.
3) The number of persons to occupy the property are as per the confirmed booking, with no more than 8 guests staying under any circumstance.
4) Make sure you park on the property in the designated areas, not on the street.
5) No parties, special functions or gatherings are permitted on the property.
6) Out of respect for the community – there is to be minimal noise levels between 10pm until 10am. Please be aware that any noise complaints mean there has been a breach of terms and conditions and will result in immediate termination of accommodation reservation and if required, a $500 charge to your nominated credit card.
7) A strict "No Camping Allowed" policy applies to the property. This includes camping equipment such as sleeping bags, mattresses, tents, campervans, caravans, mobile homes, buses, etc and more cars than the property accommodates.
8) Rubbish bins must be placed on the verge side on for MONDAY morning weekly waste removal. Any rubbish including recyclable material left beside bins will incur a charge for removal.
9) There is no smoking permitted anywhere on the property.
10) All breakages and damage must be reported immediately and are the responsibility of the guest. Guest to message on arrival if they notice damage and attach a picture to message where possible.
11) Please do not move furniture around during your stay - a fee may be charged for a tradesperson to put items back.
Utilities
Bins
Please leave all rubbish in the FOUR bins to the side of the house. All bins (with rubbish in them) need to be wheeled to the base of the driveway on Sunday night for MONDAY early morning waste collection. If you could please also bring the bins in soon after they have been collected. The red bins are collected weekly, however the yellow (recycling) bins are alternative weekly collection.
Any rubbish including recyclable material left beside bins will incur a charge for removal. If you have excess rubbish that doesn’t fit into the bins, the Denmark Waste Management Reuse Facility (46 East River Road, Hay), has large rubbish bins for additional rubbish deposit as required by visitors. Please ensure you use this for excess rubbish to avoid a fee being incurred for it’s removal after your stay.
Deposits can also be made for 'Containers for Change'. Refer to the Shire of Denmark website for more information.
Meter Box
In the event of a power outage, we recommend first checking Western Power to see whether the outage is an area outage, and if not, you may need to check the meter box for any tripped switches. The meter box can be found on the wall in the smaller TV room, in the corner behind the right door. Please contact Seaside Homes in both situations regardless.
Kitchen, Living & Dining
Pantry Supplies
Basic pantry condiments fluctuate from booking to booking and we are unable to confirm contents.
You are welcome to store food items in the ample cupboards.
Dishwasher
It’s very easy to use: Press the power on button and select the setting that you are after then press the start button. Please clean out the filter after each use.
SodaStream
Feel free to use the SodaStream, but please bring your own bottles.
Oven
If there is a power outage the oven clock will need to be reset for it to work. The oven is working when the function and temperature switches are turned into position and temperature light is on.
1) When the power to the oven is turned on or restored after a power failure, 00:00 will flash in the display
2) Touch the + or – controls to set the time
3) Touch the cooking time icon (a stopwatch) and stop time (a clock) icon controls together at the same time for 2 seconds to accept the time. The display will stop flashing and the oven will beep to confirm the time is set.
Coffee Machine
We have 2 coffee machines you are welcome to use:
1. There is a very fancy Breville Barista coffee maker available for the coffee afficionados - please supply your own beans as our supplies fluctuate. Here is a handy step by step guide on how to use the machine.
There is also a Breville grinder machine you are welcome to use as well, stored on the kitchen bench.
Please ensure you clean the machine and parts if you do intend to use it.
2. There is a Breville coffee machine in the pantry as well if you like things a bit simpler. It accepts standard Nespresso pods, available from Woolworths and Coles.
TV
To use the TVs, turn on the power button on the white remote twice and select the app that you would like to use.
For satellite TV, press the “Live TV” app. Make sure you sign out of your streaming account before you leave.
Fireplace
We endeavour to ensure that there is at least a starter’s supply of firewood for your stay, however please note that supplies do fluctuate between bookings and throughout the year, and we cannot guarantee it will be there. The store of wood is located in the shed, as well as the axe.
More wood can be purchased from the IGA or local service stations.
Please use the wood chopping block near the shed on the side of the house if you plan to chop wood. The axe is located in the shed.
Please clean out the fireplace before your departure if you used it.
Office
There is a sit stand desk, dedicated workspace with two monitors, keyboard and a mouse for you to use at your convenience, along with a laptop stand. Please bring your own HDMI or mini-HDMI cord though to plug into your computer and connect to the system.
The printer is easily discoverable by Bluetooth / on the Wi-Fi network by searching for the printer name e.g. Brother
We would love our guests to add / take the novels from the bookshelf at their leisure. However, the local books and coffee table books (e.g. bird species books and large photo books) can be looked at but must stay at the home at all times.
There are so many games for you to enjoy. Please just ensure that you keep the pieces in the right places.
Bedrooms & Bathrooms
Bedrooms
In each bedroom, there is plenty of extra storage baskets, hangers, rugs and an electric heater in all the cupboards.
Blankets, donnas and pillows must be not taken out of the bedrooms and used on the floor or outside.
Food and drinks are not to be consumed in the bedrooms and burning implements (e.g., candles, mosquito coils) are not to be used inside or outside the house.
Linen
Continental quilts and pillows are provided for each bed. Your linen requirements are also provided consisting of a top & bottom sheet for each bed; pillowcases; bath towels; bathmats; hand towels; and tea towels. Don’t forget to also bring beach towels and personal toiletries.
Supplies
A modest supply of toilet paper will be supplied for your arrival, and you will need to supply your requirements for the rest of the stay.
Heating & Cooling
The home is equipped with a circulation system that flows into the bedrooms from the main room of the house. This means that the warm air from the fireplace and cool air from the air con can be circulated into the bedrooms if the circulation system is switched on. The switch is on the wall to the left of the TV with the dial. The dial is the speed of the fan.
Reverse cycle air conditioning is available in the main living area, with a remote controller. We suggest closing the doors to block off that area for the best effect.
To turn on the unit, using the remote, press down the power button and point it at the unit to turn it on and select the “mode” that you were after (i.e. heating or cooling) and the temperature. Please make sure that you turn it off before leaving the house and on your departure.
Laundry & Cleaning
Washing Machine & Dryer
The washer and dryer are located in the laundry with the dryer on the left and the washing machine on the right.
Iron
There is an iron under the sink. The ironing board is a bench top style one as is located between the tub and the sliding door with the airer.
Clothesline
Located on the patio (undercover) and a full outdoor line under the trees near the shed.
Outdoor
Front Veranda
There are outdoor heaters for the outdoor entertaining area, to turn them on. Please press the switch on the left-hand side as you walk out from the doors. Note that they are on a timer, set for one hour.
Outdoor Shower
There is an outdoor shower near the stairs as you go up near the entrance to wash off excess sand from your day of exploring.
Sports Equipment
Feel free to use (at your own risk!) the surfboards, scooters and boogie boards under the house.
There is also a table tennis ready for some household competition!
Gas
The gas bottles are located underneath the house. If a gas bottle needs to be switched over during your stay, simply work out which bottle is being pointed to by having a look at which way the nozzle at the top of the connector dial is pointing, either left or right. Close the valve for the bottle that was open. Turn the nozzle to face the other bottle and then open that dial. Please let us know if you swapped a gas bottle over during your stay.
Other
Safety
The smoke alarms are in the hallway. The fire blanket and fire extinguisher are in the kitchen pantry.
Baby Items
A highchair and legs are located in the sliding door cupboards in the hallway. There is also a porta cot there for you to use as well, although please bring your own cot sheets. There is a baby gate which can be placed at the top of the internal stairs, which is stored against the sliding door in the laundry.

Respect Flora & Fauna
Kangaroos
The Western Grey Kangaroo is widespread across the South West and is often spotted in areas away from main roads. Be especially cautious when driving at dusk and during the night.
These kangaroos enjoy grazing and resting on lawns at various properties. Observe them from a safe distance, but avoid getting too close.
Lizards, Skinks & Bobtails
Lizards are the most frequently spotted reptiles in the South West. If your backyard or garden has a warm area, you’re likely to have a skink or lizard living nearby! Skinks especially enjoy basking on rock walls. They are harmless but may be drawn to food scraps left on decks or in courtyards.
Possums
The Western Ringtail Possum (Pseudocheirus occidentalis) is a critically endangered tree-dwelling marsupial found exclusively in South Western Australia. This species is now classified as critically endangered. Western Ringtail Possums, along with other urban wildlife, are most active at night, and you might hear them moving across roofs and gutters.
Snakes
The South West is home to both venomous and nonvenomous snakes. In most cases, snakes will move away before you even notice them and will only attack if they feel threatened or startled.
When walking through bushland or long grass on warm days, be mindful of snakes. It is advisable to wear closed shoes, long socks, and long pants for protection.
Never approach or attempt to handle a snake.
Although snake bites are uncommon, they can happen. If someone is bitten:
- Firmly wrap the entire affected limb with a bandage or similar material, such as a scarf
- Call 000 immediately
- Limit movement as much as possible
- Keep the person calm and reassured
Wildflowers
With the world's most extensive variety of wildflowers right at your doorstep, there's no better reason to get outside and discover the stunning species found throughout the South West.
Please keep these important guidelines in mind:
- Pets are not permitted in National Parks
- Enjoy the beauty, but leave it untouched—picking wildflowers is illegal and may result in a $2,000 fine
- Respect private property and avoid trespassing
- Help protect canola crops by staying out of canola fields
Millipedes
Portuguese millipedes (Ommatoiulus moreleti) are part of a group of creatures known as Myriapoda (meaning "many-legged"), which also includes various native Australian millipedes and centipedes. Typically, millipedes live outdoors, feeding on leaf litter, decaying wood, damp fungi, and plant matter such as tender roots, moss, or green leaves on the ground.
These millipedes breed in autumn and early winter, which explains their noticeable activity and abundance following the first rains.
While millipedes play an important role in decomposing organic material in the soil, Portuguese millipedes become pests when their populations grow too large.
Portuguese millipedes are not harmful to humans or animals, but they are attracted to lights at night, which is why they may invade homes. They do not breed indoors and will die without access to plant matter.
To deter Portuguese millipedes, turn off external lights near buildings and minimise light escaping from indoors by using curtains or blinds.
Unfortunately, applying poison or retardants is not effective in reducing their numbers. The most efficient way to remove them is by vacuuming or sweeping them off carpets and floors.

Departure Instructions
Thank you for choosing to stay with us, we do hope you had a wonderful time! Please remember check-out is 10am unless otherwise agreed.
On your departure, please ensure the following:
- Remove all your food from the fridge and freezer, especially perishables.
- Wash, dry and put away your dishes - including the dishwasher (if there is one). Please do not leave the dishwasher going or full on your departure.
- Wipe kitchen bench & table, sweep up excess sand and dirt.
- Put your rubbish in the bins and place the bins on the road verge if applicable. Take your excess rubbish with you if it doesn’t fit in the bin - Excess rubbish that does not fit in the bin is the guests responsibility to dispose of, and if left on the property will incur an additional charge to remove.
- Clean the BBQ if used to avoid excess cleaning charges and turn off the gas if it’s not connected to the mains.
- Check bedrooms and bathrooms to make sure nothing is left behind.
- Leave a note for the housekeeper if any light globes need replacing or if any gas bottles switched over during your stay.
- Turn off all lights, close curtains, lock doors and windows.
- Return keys where you found them.
- Drive carefully on your way home, and we look forward to having you stay with us again!
