The modem is in the kitchen, below the clock.

1) The Guest declares that he/she is over 21 years of age, and no Guest under the age of 21 is permitted to occupy the property unless accompanied by an adult (sorry no Leavers).

2) So that the property can be serviced and maintained between bookings, the check in time is from 3pm, and check out is by 10am, unless otherwise agreed.

3) The number of persons to occupy the property are as per the confirmed booking, with no more than 8 guests staying under any circumstance.

4) Make sure you park on the property in the designated areas, not on the street.

5) No parties, special functions or gatherings are permitted on the property.

6) Out of respect for the community – there is to be minimal noise levels between 10pm until 10am. Please be aware that any noise complaints mean there has been a breach of terms and conditions and will result in immediate termination of accommodation reservation and if required, a $500 charge to your nominated credit card.

7) A strict "No Camping Allowed" policy applies to the property. This includes camping equipment such as sleeping bags, mattresses, tents, campervans, caravans, mobile homes, buses, etc and more cars than the property accommodates.

8) Rubbish bins must be placed on the verge side Thursday evening for FRIDAY morning weekly waste removal. Any rubbish including recyclable material left beside bins will incur a charge for removal.

9) There is no smoking permitted anywhere on the property.

10) All breakages and damage must be reported immediately and are the responsibility of the guest. Guest to message on arrival if they notice damage and attach a picture to message where possible.

11) Please do not move furniture around during your stay - a fee may be charged for a tradesperson to put items back.

Suitable for 2 small cars, or 1 large car. Other cars can be parked in the driveway on the street.

Opening the garage door can be done with the garage door key, or otherwise, there is a button inside the garage which can be pushed. When entering the garage through the pedestrian entry, it's located on your right hand side at about eye level on the wall. The button is red and green and white in colour and says "Merlin". Press it once to open the door fully. Press it again to stop it. Press it again to put the garage down.

There are crab fishing nets and a bucket for you to use for your own enjoyment, along with a sun shelter as well. If you could please clean and return each item to where you found it on your departure.

Bins

Inside the house, the bins provided can be used for both recycling and general rubbish.
The Sulo bins are located in the garage.
Rubbish collection day is FRIDAY. Please make sure the bin is on the verge Thursday evening for Friday collection.

Meter Box

The meter box is located at the left hand side of the house, near the gate, next to the key lockbox. The meter box is locked and you will have to contact us to access it. Please call 9285 2100 if it's between 9am - 5pm or the listed emergency contact it it's after hours.

In the event of a power outage, we recommend first checking Western Power to see whether the outage is an area outage, and if not, you may need to check the meter box for any tripped switches. Please contact Seaside Homes in both situations regardless.

TV Instructions (Main living area)

Use TV remote to turn on or off using the red button. Press "source" and navigate to digital TV for satellite channels or select "HDMI-1" for Google Chrome.

TV Instructions (Second living area)

This TV can be used for Google Chrome only (i.e. cannot connect to satellite channels). As per above, use TV remote to turn on TV (turning on this TV is a bit buggy BTW). Press "source" and select "HDMI-1" for Google Chrome.

TV Instructions (Master bedroom)

This TV can be used for digital channels only (i.e. cannot connect to Google Chrome). As per above, use TV remote to turn on TV. Press "source" and navigate to digital TV for satellite channels if not already on.

Google Chrome

Once you are in the write "source" option for the TV, use the Google Chrome remote to navigate through the available apps. Press the home button to see a list of available apps. Sign into each app using your own accounts. Remember to sign out of your accounts on each TV you have logged into on your departure.

Pantry

Basic pantry condiments fluctuate from booking to booking and we are unable to confirm contents.

Oven

To turn on the oven, you must turn on the bottom switch on the left hand side wall of the oven. Turn the timer on to turn the oven on. Set the oven using the temperature and settings as required.

Stove Top

Ignite the stovetop but turning and pushing down the dial at the same time. Press the top button above the stove top to use the exhaust fan (above the oven switch).

Dishwasher

Turn the power dial on. Turn the dial to #3, and then turn it one tick past 3 to commence the cycle.

Washing Machine

We have a top loader washing machine.
The best cycle is a quick wash. Press power button, use program button to select quick wash, you also need to select cold water cycle only, then press start.

Linen

Continental quilts and pillows are provided for each bed. Your linen requirements are also provided consisting of a top & bottom sheet for each bed; pillowcases; bath towels; bathmats; hand towels; and tea towels. Don’t forget to also bring beach towels and personal toiletries.

Note: Spare blankets if not kept in the bedroom cupboards are stored in the the sofa storage in the second living room under the dark grey sofa. You can pull this sofa up and open up a little storage area underneath it - cool hey?!

Supplies

A modest supply of toilet paper will be supplied for your arrival, and you will need to supply your requirements for the rest of the stay.

Airconditioning

Please turn OFF air conditioning when the house is not occupied, and upon departure.

Oil Heater

We’ve provided an oil heater to help keep you warm and comfortable. Please read and follow the instructions below carefully, as these heaters can become a fire risk if not used properly.

How to Use

1. Set up safely
   Place the heater on a firm, flat, heat-resistant surface in a stable, upright position — at least 1 metre away from curtains, bedding, furniture, or other flammable materials.

2. Check vents
   Make sure the ventilation holes are clear and not blocked.

3. Plug in safely
   Before plugging in, turn the thermostat knob to the minimum position and set the power switch to OFF. Then insert the plug into a suitable 10Amp wall outlet.

4. Choose heat setting
   Turn the power switch from "0" to either:

   • "I" for low heat

   • "II" for medium or high heat

5. Adjust the temperature
   Turn the thermostat clockwise to the maximum position. Once the room reaches a comfortable temperature, slowly turn the knob anticlockwise until the indicator light switches off. The heater will maintain this temperature by switching on and off automatically.

Important Safety Precautions

• Keep the heater at least 1 metre away from curtains, bedding, furniture, or other flammable items.

• Do not leave the heater unattended when in use, especially around children or pets.

• Never cover the heater or place it in a position where airflow is blocked.

• Do not use the heater to dry clothes or towels.

• Always unplug the heater when not in use and allow it to cool before storing.

• Do not use near water, such as in bathrooms, or near pools.

• Avoid using with extension cords. If one must be used, ensure it is rated appropriately and not covered or coiled.

• Ensure the power cord is fully unwound and kept away from the heater body and walkways.

• Do not use the heater if damaged. If you notice any signs of wear or malfunction, do not operate the unit and notify us.

• This appliance is intended for indoor household use only and must be connected to a grounded power outlet.

BBQ

Please clean the BBQ after each use. Note that there is a silicon mat which is left on the BBQ to make cleaning easier. You can cook with the mat on top of your food items and then wash the mat in the kitchen sink.

The spare BBQ gas bottle is in the Garage and will need to be connected to the gas bayonet if it is to be used.

Lawn Mowing

A lovely local guy comes quite randomly every 3-4 weeks. He normally wouldn’t come if he knows there are guests staying, however if you are out when he does the lawn mowing please know that he just works outside the home and never enters the home.

Kangaroos

The Western Grey Kangaroo is widespread across the South West and is often spotted in areas away from main roads. Be especially cautious when driving at dusk and during the night.

These kangaroos enjoy grazing and resting on lawns at various properties. Observe them from a safe distance, but avoid getting too close.

Lizards, Skinks & Bobtails

Lizards are the most frequently spotted reptiles in the South West. If your backyard or garden has a warm area, you’re likely to have a skink or lizard living nearby! Skinks especially enjoy basking on rock walls. They are harmless but may be drawn to food scraps left on decks or in courtyards.

Possums

The Western Ringtail Possum (Pseudocheirus occidentalis) is a critically endangered tree-dwelling marsupial found exclusively in South Western Australia. This species is now classified as critically endangered. Western Ringtail Possums, along with other urban wildlife, are most active at night, and you might hear them moving across roofs and gutters.

Snakes

The South West is home to both venomous and nonvenomous snakes. In most cases, snakes will move away before you even notice them and will only attack if they feel threatened or startled.

When walking through bushland or long grass on warm days, be mindful of snakes. It is advisable to wear closed shoes, long socks, and long pants for protection.

Never approach or attempt to handle a snake.

Although snake bites are uncommon, they can happen. If someone is bitten:

• Firmly wrap the entire affected limb with a bandage or similar material, such as a scarf
• Call 000 immediately
• Limit movement as much as possible
• Keep the person calm and reassured

Wildflowers

With the world's most extensive variety of wildflowers right at your doorstep, there's no better reason to get outside and discover the stunning species found throughout the South West.

Please keep these important guidelines in mind:

• Pets are not permitted in National Parks
• Enjoy the beauty, but leave it untouched—picking wildflowers is illegal and may result in a $2,000 fine
• Respect private property and avoid trespassing
• Help protect canola crops by staying out of canola fields
  

Millipedes

Portuguese millipedes (Ommatoiulus moreleti) are part of a group of creatures known as Myriapoda (meaning "many-legged"), which also includes various native Australian millipedes and centipedes. Typically, millipedes live outdoors, feeding on leaf litter, decaying wood, damp fungi, and plant matter such as tender roots, moss, or green leaves on the ground.

These millipedes breed in autumn and early winter, which explains their noticeable activity and abundance following the first rains.

While millipedes play an important role in decomposing organic material in the soil, Portuguese millipedes become pests when their populations grow too large.

Portuguese millipedes are not harmful to humans or animals, but they are attracted to lights at night, which is why they may invade homes. They do not breed indoors and will die without access to plant matter.

To deter Portuguese millipedes, turn off external lights near buildings and minimise light escaping from indoors by using curtains or blinds.

Unfortunately, applying poison or retardants is not effective in reducing their numbers. The most efficient way to remove them is by vacuuming or sweeping them off carpets and floors.

On your departure, please ensure the following:

1. Remove all your food from the fridge and freezer, especially perishables.
2. Wash, dry and put away your dishes - including the dishwasher (if there is one). Please do not leave the dishwasher going or full on your departure.
3. Wipe kitchen bench & table, sweep up excess sand and dirt.
4. Put your rubbish in the bins and place the bins on the road verge if applicable. Take your excess rubbish with you if it doesn’t fit in the bin - Excess rubbish that does not fit in the bin is the guests responsibility to dispose of, and if left on the property will incur an additional charge to remove.
5. Clean the BBQ if used to avoid excess cleaning charges and turn off the gas if it’s not connected to the mains.
6. Check bedrooms and bathrooms to make sure nothing is left behind.
7. Leave a note for the housekeeper if any light globes need replacing or if any gas bottles switched over during your stay.
8. Turn off all lights, close curtains, lock doors and windows.
9. Return keys where you found them.
10. Drive carefully on your way home, and we look forward to having you stay with us again!
