The modem can be found in the garage. Please check this is on if you're experiencing trouble with no wifi.
House Rules
1) The Guest declares that he/she is over 21 years of age, and no Guest under the age of 21 is permitted to occupy the property unless accompanied by an adult (sorry no Leavers).
2) So that the property can be serviced and maintained between bookings, the check in time is from 3pm, and check out is by 10am, unless otherwise agreed.
3) The number of persons to occupy the property are as per the confirmed booking, with no more than 9 guests staying under any circumstance.
4) Please be water wise with a maximum of 3-minute showers.
5) Make sure you park on the property in the designated areas, not on the street.
6) You are staying in a bushfire prone area. Ensure you and your group familiarise yourselves with emergency evacuation procedure, located on the fridge.
7) No parties, special functions or gatherings are permitted on the property.
8) Out of respect for the community – there is to be minimal noise levels between 10pm until 10am. Please be aware that any noise complaints mean there has been a breach of terms and conditions and will result in immediate termination of accommodation reservation and if required, a $500 charge to your nominated credit card.
9) A strict "No Camping Allowed" policy applies to the property. This includes camping equipment such as sleeping bags, mattresses, tents, campervans, caravans, mobile homes, buses, etc and more cars than the property accommodates.
10) Rubbish bins must be placed on the verge side Thursday evening for an early Friday morning weekly waste removal. Any rubbish including recyclable material left beside bins will incur a charge for removal.
Please utilise the correct bin for your rubbish:
i. GREEN BIN: General waste
ii. YELLOW BIN: Recycling
11) There is no smoking permitted anywhere on the property.
12) All breakages and damage must be reported immediately and are the responsibility of the guest. Guest to message on arrival if they notice damage and attach a picture to message where possible. Please no food or drink in the bedrooms OR the pool area.
13) Please do not move furniture around during your stay - a fee may be charged for a tradesperson to put items back.
14) Never let children swim in the pool without supervision, even for a moment.
15) No diving or running.
16) When the pool is not in use, please replace and secure the pool cover on the pool.
17) No glass or food allowed within the pool fenced area.
18) Only proper pool toys are allowed in the pool.
19) Ensure the pool fence is closed at all times.
Utilities
Bins
Please leave all rubbish in the two bins to the side of the house. Both bins need to be wheeled to base of driveway on Thursday night for Friday early morning waste collection. Any rubbish including recyclable material left beside bins will incur a charge for removal.
Meter Box
In the event of a power outage, we recommend first checking Western Power to see whether the outage is an area outage, and if not, you may need to check the meter box for any tripped switches. The meter box can be found just outside the front door alcove. All switches should be pointing upwards. Please contact Seaside Homes in both situations regardless.

Dining Room Table
The owner has asked for no surface sprays to be used on the dining room table. A cloth with warm soapy water will clean the table.
Games
Some board games have been provided and we ask you take care while playing games, so future guests can also enjoy them. They can be found in the sliding door cupboards in the main living area.
Pantry Supplies
Basic pantry condiments fluctuate from booking to booking and we are unable to confirm contents.
Coffee Machine
Icona DeLonghi Coffee Machine that uses ground espresso coffee. Coffee will be provided but if you need more, the nearest Coles is in Melros, just a few minutes away or bring your own.
Most importantly the coffee machine must have water in the cannister at the back. We recommend leaving the canister attached to the coffee machine when you fill it. Do not exceed the MAX line.
There are 3 buttons set to the left. The top button turns the machine on. Wait for the machine to warm up. Red lights will flash while the machine is warming. Push the group head to the left for it to come out. Fill the coffee group head with the espresso coffee and use the built in tamper set near to the 3 buttons to push down the coffee. Put the group head back in. When the green ok light comes on press it for the espresso to come out and press the same button to stop it. Please make sure to empty the group head of old coffee and rinse and wipe old coffee away. When the machine has cooled down, please wipe the boiler outlet to clean any residual coffee.
If you would like to steam milk for your coffee, press the third button on and wait for the green OK light. There is a twisty steam valve button on top of the machine. This will release steam to warm up your milk. Please wipe the wand with a damp cloth so that old milk isn't left to harden.
Dishwasher
Hisense dishwasher. The on/off symbol is located to the right of the dishwasher and the arrow/pause starts the cycle, once you have chosen the programme.
Fridge
LG fridge freezer which is plumbed french double door and dispenses cold water and ice.
Oven
ILVE electric oven is very easy to use. Simply choose your temperature and oven/grill setting.
Stove
IVBE gas stove which is mains gas. Press down the hob ring knob to ignite the gas and turn the knob to keep alight.
Bedrooms & Bathrooms
Linen
Continental quilts and pillows are provided for each bed. Your linen requirements are also provided consisting of a top & bottom sheet for each bed; pillowcases; bath towels; bathmats; hand towels; and tea towels. Don’t forget to also bring beach towels and personal toiletries. Extra blankets can be found in the sliding door cupboard in the main living area. Accidents happen, so please leave a note for the cleaner if the blankets need a clean.
PLEASE NO FOOD OR DRINK ARE TO BE CONSUMED IN THE BEDROOMS
Supplies
A modest supply of toilet paper will be supplied for your arrival, and you will need to supply your requirements for the rest of the stay.
The owner has also provided each bathroom with body wash, shampoo and conditioner. These belong to The Sanctuary and are not to be removed.
Children's Bedroom
The children's single bedroom is compete with stuffed toys and trinkets. Please be mindful that these items belong to the owner and can't be taken from the property.
Hairdryer
There is a guest hairdryer in the upstairs family bathroom. This belongs to The Sanctuary and is not to be removed.
Laundry & Cleaning
Washing Machine
Samsung. There is an on/off button and a dial for you to choose your programme, temperature and spin speed. The start/pause button then starts your programme.
Dryer
Samsung. There is an on/off button and a dial for you to choose your programme. The start/pause button then starts the programme. Please remember to clean the filter before use and make sure the water canister drawer, located to the left of the machine, is emptied of water before use.
Clothes Line
There is a clothes line located next to the outdoor shower. Perfect to hang your towels after you've been to the beach or in the pool.
Clothes Horse
There is a clothes horse located in the garage. We suggest you put it by the outdoor shower for your towels when you come back from the beach.
Heating & Cooling
Air Conditioning
Ford & Doonan touch pad air conditioning screen pad is located near the back sliding doors between the kitchen and dining room. Tap the pad and at the top and in the middle of the screen there is an on/off button. It's quite hard to see but it should light up. Press for "heat" or "cool", choose your zones, temperature and fan speed. For heating we recommend no more than 23 degrees and for cooling we recommend no less than 22 degrees.
Please make sure the air conditioning isn't running when you're not at the property and turned off when you depart.
Fire Place
This is an electric fire place which can be turned on with the remote or by using the on/off button on the fire place. You can control the fan setting with the remote or again on the fire place. The fan symbol is the wavey lines. We don't recommend using the timer or other buttons on both the remote and the fire place.
Outdoor
BBQ
There is a brand new Matador BBQ with gas provided. Please make sure the BBQ is pulled slightly away from the wall so that when you lift the lid it doesn't make the wall behind. There is an extra gas bottle in the garage.
Please clean the BBQ after use. If the BBQ is not cleaned this will incur a charge of $50 for extra cleaning.
Spare BBQ gas bottles can also be replaced if required during daylight hours at Bunnings or services stations. Please retain receipt and forward to us for reimbursement. Please let us know if you need to replace the BBQ gas bottle during your stay.
Pool & Spa
Children must be supervised at all times. No diving or running. No food or drink to be taken into the the pool area.
Pool depth is 1.2m in the shallow end and 1.8m in the deep end.
Pool pump times are 10am - 12pm and 2-4pm.
Please do not touch anything in the pool pump area, other that the pool light button for night time swimming and the lever that start the jets in the spa.
To turn the spa jets on go to the locked pump area and set to the left where the pump is you will see a black lever. Follow the directions of the arrows on the white tubes to turn the lever clockwise. When the spa is OFF, the handle is in a horizontal position (if it was a clock it would be in the position of 9 - 3) Turn the lever to a vertical position to turn it ON (if it was a clock it would be in the position of 12 - 6)
The owner has actually put screws in place so that the lever can't be turned anymore that what is instructed.
Please make sure the spa is turned off after use.
Only proper pool toys are allowed in the pool.
Ensure the pool fence is closed at all times.
Other
Safety
There is a fire extinguisher located in the pantry.
Alarm
There is a house alarm but this will not be armed and is not to be used
Security Cameras
This home is fitted with external facing security cameras which are not monitored during guest stays. However, if the cameras are found to have been tampered with by guests during their stay, the guest will be charged $500 and or the cost of the security company call out, and it may result in the immediate termination of their booking and expulsion from the property.
Highchair
Can be found in the garage. Please clean after use and return to the garage.
Vacuum Cleaner
There is a Dyson vacuum cleaner in the garage for guest use and broom, dust pan and brush and mop and bucket can be found in the pantry. Please assist with any major cleaning.

Respect Flora & Fauna
Kangaroos
The Western Grey Kangaroo is widespread across the South West and is often spotted in areas away from main roads. Be especially cautious when driving at dusk and during the night.
These kangaroos enjoy grazing and resting on lawns at various properties. Observe them from a safe distance, but avoid getting too close.
Lizards, Skinks & Bobtails
Lizards are the most frequently spotted reptiles in the South West. If your backyard or garden has a warm area, you’re likely to have a skink or lizard living nearby! Skinks especially enjoy basking on rock walls. They are harmless but may be drawn to food scraps left on decks or in courtyards.
Possums
The Western Ringtail Possum (Pseudocheirus occidentalis) is a critically endangered tree-dwelling marsupial found exclusively in South Western Australia. This species is now classified as critically endangered. Western Ringtail Possums, along with other urban wildlife, are most active at night, and you might hear them moving across roofs and gutters.
Snakes
The South West is home to both venomous and nonvenomous snakes. In most cases, snakes will move away before you even notice them and will only attack if they feel threatened or startled.
When walking through bushland or long grass on warm days, be mindful of snakes. It is advisable to wear closed shoes, long socks, and long pants for protection.
Never approach or attempt to handle a snake.
Although snake bites are uncommon, they can happen. If someone is bitten:
- Firmly wrap the entire affected limb with a bandage or similar material, such as a scarf
- Call 000 immediately
- Limit movement as much as possible
- Keep the person calm and reassured
Wildflowers
With the world's most extensive variety of wildflowers right at your doorstep, there's no better reason to get outside and discover the stunning species found throughout the South West.
Please keep these important guidelines in mind:
- Pets are not permitted in National Parks
- Enjoy the beauty, but leave it untouched—picking wildflowers is illegal and may result in a $2,000 fine
- Respect private property and avoid trespassing
- Help protect canola crops by staying out of canola fields
Millipedes
Portuguese millipedes (Ommatoiulus moreleti) are part of a group of creatures known as Myriapoda (meaning "many-legged"), which also includes various native Australian millipedes and centipedes. Typically, millipedes live outdoors, feeding on leaf litter, decaying wood, damp fungi, and plant matter such as tender roots, moss, or green leaves on the ground.
These millipedes breed in autumn and early winter, which explains their noticeable activity and abundance following the first rains.
While millipedes play an important role in decomposing organic material in the soil, Portuguese millipedes become pests when their populations grow too large.
Portuguese millipedes are not harmful to humans or animals, but they are attracted to lights at night, which is why they may invade homes. They do not breed indoors and will die without access to plant matter.
To deter Portuguese millipedes, turn off external lights near buildings and minimise light escaping from indoors by using curtains or blinds.
Unfortunately, applying poison or retardants is not effective in reducing their numbers. The most efficient way to remove them is by vacuuming or sweeping them off carpets and floors.

Departure Instructions
Thank you for choosing to stay with us, we do hope you had a wonderful time! Please remember check-out is 10am unless otherwise agreed.
On your departure, please ensure the following:
- Remove all your food from the fridge and freezer, especially perishables.
- Wash, dry and put away your dishes - including the dishwasher (if there is one). Please do not leave the dishwasher going or full on your departure.
- Wipe kitchen bench & table, sweep up excess sand and dirt.
- Put your rubbish in the bins and place the bins on the road verge if applicable. Take your excess rubbish with you if it doesn’t fit in the bin - Excess rubbish that does not fit in the bin is the guests responsibility to dispose of, and if left on the property will incur an additional charge to remove.
- Clean the BBQ if used to avoid excess cleaning charges and turn off the gas if it’s not connected to the mains.
- Check bedrooms and bathrooms to make sure nothing is left behind.
- Leave a note for the housekeeper if any light globes need replacing or if any gas bottles switched over during your stay.
- Turn off all lights, close curtains, lock doors and windows.
- Return keys where you found them.
- Drive carefully on your way home, and we look forward to having you stay with us again!
