House Rules
1) The Guest declares that he/she is over 21 years of age, and no Guest under the age of 21 is permitted to occupy the property unless accompanied by an adult (sorry no Leavers).
2) So that the property can be serviced and maintained between bookings, the check in time is from 3pm, and check out is by 10am, unless otherwise agreed.
3) The number of persons to occupy the property are as per the confirmed booking, with no more than 8 guests staying under any circumstance.
4) Make sure you park on the property in the designated areas, not on the street.
5) No parties, special functions or gatherings are permitted on the property.
6) Out of respect for the community – there is to be minimal noise levels between 10pm until 10am. Please be aware that any noise complaints mean there has been a breach of terms and conditions and will result in immediate termination of accommodation reservation and if required, a $500 charge to your nominated credit card.
7) A strict "No Camping Allowed" policy applies to the property. This includes camping equipment such as sleeping bags, mattresses, tents, campervans, caravans, mobile homes, buses, etc and more cars than the property accommodates.
8) Rubbish bins must be placed on the verge side on Wednesday evening for THURSDAY morning weekly waste removal. Any rubbish including recyclable material left beside bins will incur a charge for removal.
9) There is no smoking permitted anywhere on the property.
10) All breakages and damage must be reported immediately and are the responsibility of the guest. Guest to message on arrival if they notice damage and attach a picture to message where possible.
11) Please do not move furniture around during your stay - a fee may be charged for a tradesperson to put items back.
Utilities
Bins
Please put green wheelie bins on the verge side Wednesday evening for THURSDAY morning waste collection.
Meter Box
In the event of a power outage, we recommend first checking Western Power to see whether the outage is an area outage, and if not, you may need to check the meter box for any tripped switches. The meter box can be found off from the kitchen near the laundry. Please contact Seaside Homes in both situations regardless.
Kitchen, Living & Dining
Pantry Supplies
Basic pantry condiments fluctuate from booking to booking and we are unable to confirm contents.
Oven
Ensure the oven switch above the oven (and marked 'oven') is on to turn on the oven. Also ensure that a time (and any time at that) is set on the oven. Both of these items are required before the oven will turn on. Then, simply turn the temperature dial and function dial and it will come on.
Fridge
Only water comes out of the fridge, not ice.
Coffee Machine
Nespresso pods or similar are taken. Please feel free to bring your own pods. A few pods will be provided otherwise. You are also right next door to Tod's Cafe which is fantastic and does excellent food and coffee.
Dishwasher
Recommend using the "quick 60 min" cycle.
TV / Chromecast
The downstairs living area TV is set up to have Chromecast, while the other TVs in the house are regular digital channels. How to use ChromeCast:
1) Ensure you are connected to the Dolphin's Leap wifi
2) Open your chosen streaming app on your phone
3) Click the "cast" icon on phone (which looks like a square with a wifi pushing through the bottom left hand side)
4) Select the Dolphins Leap Cast TV device and follow the remaining prompts on your phone
5) Enjoy your favourite shows and moviies cast from your phone to the TV!
Upstairs Speaker
There is a speaker located on the bookshelf near the pool table. To play music through your phone, connect your phone manually into the speaker using one of the cords provided, ensure the speaker is turned on as well and the sound is up.
Upstairs Balcony Doors
The doors have a lock on the top and bottom of the door which must be unlocked to open the doors out. To close the doors, give it a really good pull shut.
Bedrooms & Bathrooms
Linen
Continental quilts and pillows are provided for each bed. Your linen requirements are also provided consisting of a top & bottom sheet for each bed; pillowcases; bath towels; bathmats; hand towels; and tea towels. Don’t forget to also bring beach towels and personal toiletries.
Supplies
A modest supply of toilet paper will be supplied for your arrival, and you will need to supply your requirements for the rest of the stay.
Upstairs Master Ensuite Bathroom
There is a heated towel rack in the bathroom. To turn it on, turn on the switch at the wall (the middle of the 3 switches).
Upstairs Alarm System
Located in the master bedroom, please do not touch this unit.
Heating & Cooling
Air Conditioning
There are 3 split cassette systems located downstairs. One in the lounge and one in each of the bedrooms. These are controlled by separate remote controls.
The ducted air conditioning for the upstairs area has a control panel next to the pool room bar. Touch the screen to turn it on and choose "heat" or "cool" . Under the aircon control screen there are 5 zone switches to manage the airflow. There is also a fan button to choose Low, Medium or High. Please make sure the temperature is set to 22 degrees during summer and 23/24 degrees during winter.
To help maintain the performance and longevity of the air conditioning system, please follow these guidelines:
- Do not run all zones at the same time.
- A maximum of three (3) zones may be used at once.
- Running more than three zones simultaneously may cause the system to overload and malfunction.
We kindly ask all guests to observe this limit to avoid disruption and ensure a comfortable stay for everyone.
Please ensure the A/C and all lights are switched off when leaving the home.
Laundry & Cleaning
Washing Machine / Dryer
For the washing machine and dryer, we recommend using the "everyday" settings. Please remember to remove lint from clothes dryer after use as it is a fire hazard.
Washing Line
Located down the side of the property, near the garage area. The line can be taken down as required and rewound into the compartment attached to the wall of the home. Otherwise it can be left up.Outdoor
Pool
The pool is very shallow the whole way along and has no deep end. Because of this, but as always required around pools, please ensure care should always taken when entering the pool and we do not recommend "diving in" or jumping in from the sides.
While the pool is attended to monthly by a professional pool cleaning service and we do have a pool cleaner. Sometimes leaves might drop into the pool. If you would like to clear them out before using the pool, there is a pool scooper located in the back green shed behind the pool (and thank you!). Any leaves collected can be put in the compost looking bin near the fence on the grassy area.
Pool Cleaner
While the pool is professionally cleaned regularly, as the house is on the coast, it is windy and there will often be leaves and sometimes sand in the pool. We do our utmost to keep the pool clean. There are times when the pool may not be ‘hotel clean’ but the water quality is always as it should be.
If you would like an additional clean upon arrival, there is an option to use the robotic cleaner which is stored in the laundry in the broom cupboard inside a black crate. The cleaner needs to be stored there when not in use to charge. To use the cleaner, take the black crate with the cleaner to the pool area, it needs to be switched on by holding the on button until it beeps and then put in the pool. It will cycle through for about 3 hours. Guests may swim while it is in use but please can they be mindful/respectful and ensure it is not stood on or bumped.
At the end of the clean cycle, cleaner needs to be removed by pool pole near pool that has a hook that hooks on to the top of the cleaner near the on button. The basket needs to be cleaned out. Let cleaner dry, return to black crate and put back in laundry broom cupboard on charge. Information for reference with the Pool Cleaner can be found at Aiper.com.
Outdoor Area Dining
We have special outdoor area cutlery and crockery if you would like to use that. Located on a shelf in the pantry.
Upstairs Outdoor Furniture
Outdoor cushions will be stored in the upstairs games room area.
Security Cameras
This home is fitted with external facing security cameras which are not monitored during guest stays. However, if the cameras are found to have been tampered with by guests during their stay, the guest will be charged $500 and or the cost of the security company call out, and it may result in the immediate termination of their booking and expulsion from the property.
CCTV
There are CCTV cameras located at the front and back of the house and are not monitored during guest stays. They are for added security while the house is vacant.

Safety
The smoke alarms are in the hallway. The fire blanket and fire extinguisher are in the living room.

Respect Flora & Fauna
Kangaroos
The Western Grey Kangaroo is widespread across the South West and is often spotted in areas away from main roads. Be especially cautious when driving at dusk and during the night.
These kangaroos enjoy grazing and resting on lawns at various properties. Observe them from a safe distance, but avoid getting too close.
Lizards, Skinks & Bobtails
Lizards are the most frequently spotted reptiles in the South West. If your backyard or garden has a warm area, you’re likely to have a skink or lizard living nearby! Skinks especially enjoy basking on rock walls. They are harmless but may be drawn to food scraps left on decks or in courtyards.
Possums
The Western Ringtail Possum (Pseudocheirus occidentalis) is a critically endangered tree-dwelling marsupial found exclusively in South Western Australia. This species is now classified as critically endangered. Western Ringtail Possums, along with other urban wildlife, are most active at night, and you might hear them moving across roofs and gutters.
Snakes
The South West is home to both venomous and nonvenomous snakes. In most cases, snakes will move away before you even notice them and will only attack if they feel threatened or startled.
When walking through bushland or long grass on warm days, be mindful of snakes. It is advisable to wear closed shoes, long socks, and long pants for protection.
Never approach or attempt to handle a snake.
Although snake bites are uncommon, they can happen. If someone is bitten:
- Firmly wrap the entire affected limb with a bandage or similar material, such as a scarf
- Call 000 immediately
- Limit movement as much as possible
- Keep the person calm and reassured
Wildflowers
With the world's most extensive variety of wildflowers right at your doorstep, there's no better reason to get outside and discover the stunning species found throughout the South West.
Please keep these important guidelines in mind:
- Pets are not permitted in National Parks
- Enjoy the beauty, but leave it untouched—picking wildflowers is illegal and may result in a $2,000 fine
- Respect private property and avoid trespassing
- Help protect canola crops by staying out of canola fields
Millipedes
Portuguese millipedes (Ommatoiulus moreleti) are part of a group of creatures known as Myriapoda (meaning "many-legged"), which also includes various native Australian millipedes and centipedes. Typically, millipedes live outdoors, feeding on leaf litter, decaying wood, damp fungi, and plant matter such as tender roots, moss, or green leaves on the ground.
These millipedes breed in autumn and early winter, which explains their noticeable activity and abundance following the first rains.
While millipedes play an important role in decomposing organic material in the soil, Portuguese millipedes become pests when their populations grow too large.
Portuguese millipedes are not harmful to humans or animals, but they are attracted to lights at night, which is why they may invade homes. They do not breed indoors and will die without access to plant matter.
To deter Portuguese millipedes, turn off external lights near buildings and minimise light escaping from indoors by using curtains or blinds.
Unfortunately, applying poison or retardants is not effective in reducing their numbers. The most efficient way to remove them is by vacuuming or sweeping them off carpets and floors.

Departure Instructions
Thank you for choosing to stay with us, we do hope you had a wonderful time! Please remember check-out is 10am unless otherwise agreed.
On your departure, please ensure the following:
- Remove all your food from the fridge and freezer, especially perishables.
- Wash, dry and put away your dishes - including the dishwasher (if there is one). Please do not leave the dishwasher going or full on your departure.
- Wipe kitchen bench & table, sweep up excess sand and dirt.
- Put your rubbish in the bins and place the bins on the road verge if applicable. Take your excess rubbish with you if it doesn’t fit in the bin - Excess rubbish that does not fit in the bin is the guests responsibility to dispose of, and if left on the property will incur an additional charge to remove.
- Clean the BBQ if used to avoid excess cleaning charges and turn off the gas if it’s not connected to the mains.
- Check bedrooms and bathrooms to make sure nothing is left behind.
- Leave a note for the housekeeper if any light globes need replacing or if any gas bottles switched over during your stay.
- Turn off all lights, close curtains, lock doors and windows.
- Return keys where you found them.
- Drive carefully on your way home, and we look forward to having you stay with us again!
