Yoondoordo Beach House

1) The Guest declares that he/she is over 21 years of age, and no Guest under the age of 21 is permitted to occupy the property unless accompanied by an adult (sorry no Leavers).

2) All occupants are to act lawfully at all times.

3) So that the property can be serviced and maintained between bookings, the check in time is from 3pm, and check out is by 10am, unless otherwise agreed. Guests remaining on the premises beyond the agreed check-out time will be charged $70 per hour of additional occupation (minimum of $70).

4) The number of persons to occupy the property are as per the confirmed booking, with no more than 8 guests staying under any circumstance.

5) Make sure you park on the property in the designated hard stand areas, not on the street.

6) The number of vehicles (including all motorised vehicles and trailers) parked at the Holiday House must not exceed six (6).

7) You are staying in a bushfire prone area. Ensure you and your group familiarise yourselves with the emergency evacuation procedure, located on the back of the front door.

8) Please ensure you access the beach by walking along the footpath at the back of the home, and then use the beach access pathway, rather than cutting across the neighbour's land as this is trespassing and they do not appreciate it! We also recommend the pathway rather than cutting through the bushland as there is lots of native plants and animals, including snakes, that need to be protected and not interfered with. Thanks for your understanding.

9) Please wash off excess sand in the outdoor shower or with the garden hose before entering the home.

10) Seasonally during the period primarily between August to November this area is prone to mosquito breeding. In the South West mosquitoes can transmit Ross River virus and Barmah Forest virus. You are advised to take appropriate precautions such as wearing long loose clothing and applying an effective repellent to avoid being bitten. Further information can be sought from - Prevent Mosquito Bites (healthywa.wa.gov.au).

11) No parties, special functions or gatherings are permitted on the property.

12) Out of respect for the community – there is to be minimal noise levels between 10pm until 10am. Parties are not permitted, and music noise, loud TV or stereo exceeding prescribed noise levels will not be tolerated. An after-hours contact has been provided to neighbouring properties for response to noise complaints. Please be aware that any noise complaints may mean there has been a breach of terms and conditions and will result in immediate termination of accommodation reservation and if required, a $500 charge to your nominated credit card.

13) Each guest who enters, uses or occupies the home, including any outdoor areas, for example an outdoor entertainment area, deck or balcony, must not act in a manner that could reasonably be expected to cause alarm, distress or nuisance to neighbours adjoining or in the vicinity of the Holiday House, including but not limited to—
(a) violence or threats;
(b) loud aggressive behaviour including yelling, screaming or arguing;
(c) excessively loud noise nuisance; and
(d) overlooking or light spill.

14) A strict "No Camping Allowed" policy applies to the property. This includes camping equipment such as sleeping bags, mattresses, tents, campervans, caravans, mobile homes, buses, etc and more cars than the property accommodates.

15) Rubbish bins must be placed on the verge side by THURSDAY evening for FRIDAY morning, 6am weekly waste removal. Please do not park in front of the bins. The green bin is collected weekly, however see the flier on the fridge for yellow or red bin days, which alternative weekly for collection. Any rubbish including recyclable material left beside bins will incur a charge for removal.

Please utilise the correct bin for your rubbish:
i. DARK GREEN BIN: General waste
ii. YELLOW BIN: Recycling
iiii. LIGHT GREEN BIN: Garden waste.

If you could please assist with bringing the bins in soon after they have been collected that would be very much appreciated.

16) Please do not place bait in the fridge/freezer.

17) Please clean any caught fish at the beach prior to bringing the seafood back to the property. There are no cleaning facilities located at the property.

18) There is no smoking permitted anywhere on the property.

19) Pets are not allowed at this holiday home under any circumstance.

20) All breakages and damage must be reported immediately and is the responsibility of the guest. Guest to message on arrival if they notice damage and attach a picture to message where possible.

21) Please do not move furniture around during your stay - a fee may be charged for a tradesperson to put items back.

22) The Garage is strictly NOT for guest use.

The Shire of Capel requires occupants to be advised of the following Property Manager responsibilities:

1) An Occupant must notify the Manager or the Manager’s representative of any dispute or complaint about an occupant’s behaviour as soon as possible after the dispute or complaint arises.

2) Hygiene - At Seaside Homes, we prioritise cleanliness and hygiene to ensure a comfortable and enjoyable stay for every guest. We engage a highly experienced external professional cleaner who attends the home shortly after guests depart, thoroughly cleaning and preparing the space for the next arrival. If there is a long gap between bookings, she may return before the next check-in to freshen up the property. Linen is sourced from a trusted external linen hire company, with fresh linens applied for every booking. At the completion of each stay, all soiled linen is removed from the property, ensuring a consistently high standard of cleanliness for every guest.

3) Prior to commencement of any occupation of the Holiday House, the Manager must provide all Occupants with the approved Management Plan – Code of Conduct (see House Rules section above).

4) The Owner and Manager must ensure that the Premises displays a sign that
a. is visible from the street;
b. displays a current telephone number upon which the Manager can be reached;
c. is located solely within the subject site; and
d. is no larger than 0.2m'.

5) The owner and Manager must ensure that:
a. The property is fitted with fire alarms that are reticulated into the main electrical system and that these are maintained in accordance with the operating manual requirements of the system;
b. An emergency evacuation plan is displayed and made available for occupants and guests.

Sometimes the wifi will need rebooting. The modem can be found in the right hand cupboard in the master bedroom. We recommend turning it on and off again to reboot it. Please contact us if it's not restarting.

Bins

There are 3 bins at the property. Dark green is general waste, light green is garden waste and the yellow bin is recycling. Please put all bins out by Thursday evening for Friday morning collection.

Meter Box

In the event of a power outage, we recommend first checking Western Power to see whether the outage is an area outage, and if not, you may need to check the meter box for any tripped switches. The meter box is located on the side wall left of the front door. All switches should be pointing upwards. Please contact Seaside Homes in both situations regardless.

Gas Bottles

The gas bottles, which supply the stovetop and hot water, are located on the right-hand side of the property when facing west. If a bottle runs out during your stay, simply close the valve on the empty bottle (identified by the nozzle pointing to it), turn the nozzle to the full bottle, and open its valve to resume supply. Please notify us if the gas runs out or if you switch bottles during your stay.

EV Charger

To use the EV Charger enter the pin code 23232 and follow the menu instructions and start charging your car.

Garage

Unfortunately the Garage is not for guest use.

Pantry

Basic pantry condiments fluctuate from booking to booking and we are unable to confirm contents.

Coffee Machine

Feel free to use the DeLonghi coffee machine and milk frother available at the home. It takes standard Nespresso pods, which can be purchased from the Capel IGA.

Oven

There is a 90cm Technika oven & gas stove in the kitchen. There is a master switch located on the power point next to the oven. In order for the oven to work, the master switch must be on and the clock needs to be set. If there is a power outage, the clock will require resetting.

Fridge

The fridge in the kitchen is plumbed and dispenses ice and water. All water from the taps inside the home is drinkable. There is a spare fridge at the bottom of the stairs, and a mini bar fridge in the master bedroom. Fridge 416L capacity, freezer 190L capacity.

Highchair

Located under the stairs.

Books

A selection of novels and coffee table books is available for you to enjoy during your stay. We kindly ask that these remain at the home for future guests to enjoy as well.

Artwork

The home showcases a curated collection of original artwork, including both paintings and sculptures, adding to its unique character. We kindly ask that children are supervised at all times and that all artwork remains untouched to preserve its beauty for future guests.

Linen

Continental quilts and pillows are provided for each bed. Your linen requirements are also provided consisting of a top & bottom sheet for each bed; pillowcases; bath towels; bathmats; hand towels; and tea towels. Don’t forget to also bring beach towels and personal toiletries.

There are spare blankets in the wardrobes of each bedroom.

Blankets, doonas and pillows must be not taken out of the bedrooms and used on the floor or outside.

Food and drinks are not to be consumed in the bedrooms and burning implements (e.g., candles, mosquito coils) are not to be used inside or outside the house.

Cot

Located under the stairs. Please bring your own cot linen if you plan to use it.

Supplies

A modest supply of toilet paper will be supplied for your arrival, and you will need to supply your requirements for the rest of the stay.

Washing Machine & Clothes Dryer

The Bosch washing machine has a capacity of 8kg and we recommend using the 'AUTO 40 degrees' setting.

The Electrolux clothes dryer has a capacity of 6kg and we recommend using the 'Normal Dry' setting. Please ensure the laundry door is left OPEN and the exhaust fan is ON when using the clothes dryer and clean out the filter before and after using it.

Bathroom Items

Two hairdryers and a set of hair straighteners are available for guest use in the bathrooms. Shampoo, conditioner, and body wash are provided, but feel free to bring your preferred products if you have specific favourites.

Master Bedroom Electronic Blind

In the event the single blind located behind the bed and next to the wardrobe does not go up or down, it's because it will need charging. There is a charging kit located in the cupboard next to the blind. The charging connection is located on the left hand side of the blind (where it rolls up). Underneath the desk located beside the blind is a power point for you to complete the charge. Please do not remove this charging kit from the property and replace in the cupboard you found it.

Master Bedroom Bath

The plug in the bath can sometimes get stuck if there is too much sand in the tub. There is a plunger in the bathroom cupboard that can assist to get the plug out.

Important Note on Septic System

Please note, the property is on a septic system, so flushable wipes or sanitary products must not be put into the toilets, as they can cause blockages and serious plumbing issues.

Air conditioning

There is ducted air conditioning for the ground level. The Daikin control panel can be located on the wall next to the kitchen. There are 6 remote panels on the wall and the Aircon is the 3rd panel from the right. This is a simple On/Off, set control to cooling or heating. There is also a split system in the Master Bedroom with an aircon remote.

Bedroom Fans

The fans can be turned on via the fan switches on the walls which have a fan logo and a remote.

Firewood

During the cooler months there will be a supply of firewood inside the house although supply levels are not guaranteed. If you are wanting to stack a lot of wood into the fireplace or have a fire going throughout the night you may need to purchase more firewood, and this is usually available at service stations and hardware shops.

The wood needs to be chopped on the road side of the house, on the designated wood chopping block on your right, in front of the gate near the bird mural as you walk out the front door.

If you are unable to chop wood then please feel free to use the air conditioning on the heating options, or collect small pieces of wood on a bush walk.

Blinds

The control panel for the Lounge & Dining Room blinds are located on the same wall as the Aircon. The panel on the very right controls the Blackout Blinds. The panel left of the Blackout controls the Sheers. Arrow up is Blinds up, Arrow down is Blinds down. The square symbol is to stop the blinds. There is a + (plus symbol) and this controls which blind is going up or down. There are 7 windows in total with both Black Out Blinds and Sheers. Number 1 is the very left Blind. Number 2 is next and so on. We ask you to please put all blinds down on your departure.

At the foot of the stairs there is a separate remote to control the blinds on the stair landing.

Outdoor Shower

Please ensure you use the outdoor shower to wash off excess sand before entering the house.

BBQ

There are two BBQ's in the alfresco area. One is an Artusi brand and has a gas bottle underneath. Spare BBQ gas bottles can also be replaced if required during daylight hours at Bunnings or service stations. The bottles are the modern BLACK TOP bottles. Please retain a receipt and forward it to us for reimbursement. Please let us know if you need to replace the BBQ gas bottle during your stay.

There is also a Kamado Joe smoking BBQ which we would only recommend experienced BBQ'ers attempting to use.

Water Equipment

Please feel free to enjoy the 2 small sized kayaks, the adult sized standup paddle board. and the 2 body boards during your stay. There are also 2 small sized and 2 adults life jackets located with the equipment. The water sports equipment is stored down the right hand side of the house when facing the road, on the road side of the house. The gate is near the bird mural. Please see the key access email for the gate access code.

Security Cameras

This home is fitted with external facing security cameras which are not monitored during guest stays. Please do not attempt to tamper with the security cameras during your stay.

Security Alarm

This home is also fitted with a security alarm that is monitored by an external security company when activated, however the alarm will not be activated during guest stays.

There is a basic first aid kit located in the laundry cupboard.

Beach Safety

While the beaches of Peppermint Grove Beach can often appear calm, we recommend caution for all swimmers and recreational users — especially children and weaker swimmers — as conditions can change quickly with strong currents and winds.

Kangaroos

The Western Grey Kangaroo is widespread across the South West and is often spotted in areas away from main roads. Be especially cautious when driving at dusk and during the night.

These kangaroos enjoy grazing and resting on lawns at various properties. Observe them from a safe distance, but avoid getting too close.

Lizards, Skinks & Bobtails

Lizards are the most frequently spotted reptiles in the South West. If your backyard or garden has a warm area, you’re likely to have a skink or lizard living nearby! Skinks especially enjoy basking on rock walls. They are harmless but may be drawn to food scraps left on decks or in courtyards.

Possums

The Western Ringtail Possum (Pseudocheirus occidentalis) is a critically endangered tree-dwelling marsupial found exclusively in South Western Australia. This species is now classified as critically endangered. Western Ringtail Possums, along with other urban wildlife, are most active at night, and you might hear them moving across roofs and gutters.

Snakes

The South West is home to both venomous and nonvenomous snakes. In most cases, snakes will move away before you even notice them and will only attack if they feel threatened or startled.

When walking through bushland or long grass on warm days, be mindful of snakes. It is advisable to wear closed shoes, long socks, and long pants for protection.

Never approach or attempt to handle a snake.

Although snake bites are uncommon, they can happen. If someone is bitten:

• Firmly wrap the entire affected limb with a bandage or similar material, such as a scarf
• Call 000 immediately
• Limit movement as much as possible
• Keep the person calm and reassured

Wildflowers

With the world's most extensive variety of wildflowers right at your doorstep, there's no better reason to get outside and discover the stunning species found throughout the South West.

Please keep these important guidelines in mind:

• Pets are not permitted in National Parks
• Enjoy the beauty, but leave it untouched—picking wildflowers is illegal and may result in a $2,000 fine
• Respect private property and avoid trespassing
• Help protect canola crops by staying out of canola fields
  

Millipedes

Portuguese millipedes (Ommatoiulus moreleti) are part of a group of creatures known as Myriapoda (meaning "many-legged"), which also includes various native Australian millipedes and centipedes. Typically, millipedes live outdoors, feeding on leaf litter, decaying wood, damp fungi, and plant matter such as tender roots, moss, or green leaves on the ground.

These millipedes breed in autumn and early winter, which explains their noticeable activity and abundance following the first rains.

While millipedes play an important role in decomposing organic material in the soil, Portuguese millipedes become pests when their populations grow too large.

Portuguese millipedes are not harmful to humans or animals, but they are attracted to lights at night, which is why they may invade homes. They do not breed indoors and will die without access to plant matter.

To deter Portuguese millipedes, turn off external lights near buildings and minimise light escaping from indoors by using curtains or blinds.

Unfortunately, applying poison or retardants is not effective in reducing their numbers. The most efficient way to remove them is by vacuuming or sweeping them off carpets and floors.

As a guest in this home, when you leave, please do so respectfully. Please remember check-out is 10am unless otherwise agreed.

Follow the departure checklist below to avoid incurring excess cleaning charges after your stay.

1. Remove all your food from the fridge and freezer, especially perishables.
2. Wash, dry and put away all your dishes.
3. Wipe kitchen bench & table, sweep up excess sand and dirt.
4. Check and clean the BBQ to avoid a $75 excess cleaning fee.
5. Put your rubbish in the correct bins and place the bins on the road verge for FRIDAY morning rubbish collection. Take your excess rubbish with you and dispose of it appropriately if it doesn’t fit in the bin. Excess rubbish that does not fit in the bin is the guest’s responsibility to dispose of, and if left on the property will incur an additional charge to remove.
6. Check bedrooms and bathrooms to make sure nothing is left behind.
7. Leave a note for the housekeeper if any light globes need replacing, gas bottles switched over.
8. Turn off all lights, close blinds, lock doors and windows.
9. Return keys where you found them.
10. Drive carefully on your way home, and we look forward to having you stay with us
