Accommodation Information
House Rules
The Shire of Capel requires occupants to be advised of the following Guest responsibilities:
1) The Guest declares that he/she is over 21 years of age, and no Guest under the age of 21 is permitted to occupy the property unless accompanied by an adult (sorry no Leavers).
2) All occupants are to act lawfully at all times.
3) So that the property can be serviced and maintained between bookings, the check in time is from 3pm, and check out is by 10am, unless otherwise agreed. Guests remaining on the premises beyond the agreed check-out time will be charged $70 per hour of additional occupation (minimum of $70).
4) The number of persons to occupy the property are as per the confirmed booking, with no more than 10 guests staying under any circumstance.
5) Make sure you park within the property boundary, not on the street, under the car port or on the gravel hardstand provided. No vehicles are to obstruct any street, thoroughfare, adjacent premises or other vehicle.
6) The number of vehicles (including all motorised vehicles and trailers) parked at the Holiday House must not exceed 4.
7) You are staying in a bushfire prone area. Ensure you and your group familiarise yourselves with the emergency evacuation procedure, located on the fridge.
8) Please ensure you access the beach by walking along footpaths, and then use the beach access pathway, rather than cutting across the neighbour's land as this is trespassing and they do not appreciate it! We also recommend the pathway rather than cutting through the bushland as there is lots of native plants and animals, including snakes, that need to be protected and not interfered with. Thanks for your understanding.
9) Please wash off excess sand with the garden hose or in the outdoor shower before entering the home.
10) Seasonally during the period primarily between August to November this area is prone to mosquito breeding. In the South West mosquitoes can transmit Ross River virus and Barmah Forest virus. You are advised to take appropriate precautions such as wearing long loose clothing and applying an effective repellent to avoid being bitten. Further information can be sought from - Prevent Mosquito Bites (www.healthywa.wa.gov.au).
11) No parties, special functions or gatherings are permitted on the property.
12) Out of respect for the community – there is to be minimal noise levels between 10pm until 10am. Parties are not permitted, and music noise, loud TV or stereo exceeding prescribed noise levels will not be tolerated. An after-hours contact has been provided to neighbouring properties for response to noise complaints. Please be aware that any noise complaints may mean there has been a breach of terms and conditions and will result in immediate termination of accommodation reservation and if required, a $500 charge to your nominated credit card.
13) Each guest who enters, uses or occupies the home, including any outdoor areas, for example an outdoor entertainment area, deck or balcony, must not act in a manner that could reasonably be expected to cause alarm, distress or nuisance to neighbours adjoining or in the vicinity of the Holiday House, including but not limited to—
(a) violence or threats;
(b) loud aggressive behaviour including yelling, screaming or arguing;
(c) excessively loud noise nuisance; and
(d) overlooking or light spill.
14) A strict "No Camping Allowed" policy applies to the property. This includes camping equipment such as sleeping bags, mattresses, tents, campervans, caravans, mobile homes, buses, etc and more cars than the property accommodates.
15) Rubbish bins must be placed on the verge side by THURSDAY evening for FRIDAY morning, 6am weekly waste removal. Please do not park in front of the bins. The green bin is collected weekly, however see the flier on the fridge for yellow or red bin days, which alternative weekly for collection. Any rubbish including recyclable material left beside bins will incur a charge for removal.
Please utilise the correct bin for your rubbish:
i. RED BIN: General waste
ii. There is also an additional General waste bin with a green lid and a sticker on it titled “Shire of Capel #2” this bin can also be used for general waste and can be placed on the curb at the same time as the red lid bin.
iii. YELLOW BIN: Recycling
iv. GREEN BIN: All food and garden waste. We encourage you to use this bin. Compost bags for food waste are located under the sink as well as a FOGO caddy bin. Compost bags can then go in the green bin.
If you could please assist with bringing the bins in soon after they have been collected that would be very much appreciated.
16) Please do not place bait in the kitchen fridge/freezer.
17) Please clean any caught fish at the beach prior to bringing the seafood back to the property. There are no cleaning facilities located at the property.
18) There is no smoking permitted anywhere on the property.
19) Pets are not allowed at this holiday home under any circumstance.
20) All breakages and damage must be reported immediately and is the responsibility of the guest. Guest to message on arrival if they notice damage and attach a picture to message where possible.
21) Please do not move furniture around during your stay - a fee may be charged for a tradesperson to put items back.
The Shire of Capel - Property Manager Responsibilities
The Shire of Capel requires occupants to be advised of the following Property Manager responsibilities:
1) An Occupant must notify the Manager or the Manager’s representative of any dispute or complaint about an occupant’s behaviour as soon as possible after the dispute or complaint arises.
2) Hygiene - At Seaside Homes, we prioritise cleanliness and hygiene to ensure a comfortable and enjoyable stay for every guest. We engage a highly experienced external professional cleaner who attends the home shortly after guests depart, thoroughly cleaning and preparing the space for the next arrival. If there is a long gap between bookings, she may return before the next check-in to freshen up the property. Linen is sourced from a trusted external linen hire company, with fresh linens applied for every booking. At the completion of each stay, all soiled linen is removed from the property, ensuring a consistently high standard of cleanliness for every guest.
3) Prior to commencement of any occupation of the Holiday House, the Manager must provide all Occupants with a copy of the house rules (see above).
4) The Owner and Manager must ensure that the Premises displays a sign that:
a. is visible from the street;
b. displays a current telephone number upon which the Manager can be reached;
c. is located solely within the subject site; and
d. is no larger than 0.2m'.
5) The owner and Manager must ensure that:
a. The property is fitted with fire alarms that are reticulated into the main electrical system and that these are maintained in accordance with the operating manual requirements of the system;
b. An emergency evacuation plan is displayed and made available for occupants and guests.

Utilities
Bins
Bins are collected weekly on Friday at 6am.
There are 3 bins at the property. Dark Green is general waste, Light Green is garden waste and Yellow Bin is recycling.
Please put all bins out if you are staying on a Wednesday or Thursday night for Friday morning collection.
Hot Water
This is a solar hot water system.
Meter Box
In the event of a power outage, we recommend first checking Western Power to see whether the outage is an area outage, and if not, you may need to check the meter box for any tripped switches. The meter box is located in the carport left of the front door. All switches should be pointing upwards.
Kitchen, Living & Dining
Art Work
The home showcases a lot of original local artist artwork which are very special to the owners. Please take care in the home not to knock or touch any artwork, so please monitor children and ensure there are no inside ball games.
Pantry
The main pantry is locked for the owners use only however there is plenty of space to store your pantry items in the other shelving in the kitchen.
Basic pantry condiments fluctuate from booking to booking and we are unable to confirm contents.
Fridge/Freezer
The fridge in the upstairs kitchen can dispense ice and has plumbed filtered water.
Please do not place bait in the kitchen fridge/freezer.
Coffee Machine
There is a Delonghi Pod machine and milk frother at the home. The machine takes standard coffee pods. Please BYO.
Oven & Stove
To use the oven, simply choose the function you require and set the temperature. The stove is electric and has a simple On/Off button, select the location, and then set the temperature using the plus & minus buttons. It can take a few minutes to heat up.
Dishwasher
To use the machine, insert the dishwasher tablet, press the On/Off button, select your program - we suggest using the 'Fast 30' for light washes and 'Heavy' settings for bigger washes and also the 'Extra Dry' option - then press the Start button.
Games & Books
Reconnect with loved ones over a game of Yatzee, Jumanji, Sequence, Uno, puzzles, Go Fish, Snakes and Ladders, Battleships and more! These items are for use and enjoyment during the guests stay, but please ensure they are returned to their original boxes / location for future guests enjoyment.
There are children's books in the upstairs room on the bookshelf and mature-age books in the upstairs living.
Bedrooms, Bathrooms & Laundry
Linen
Continental quilts and pillows are provided for each bed. Your linen requirements are also provided consisting of a top & bottom sheet for each bed; pillowcases; bath towels; bathmats; hand towels; and tea towels. Don’t forget to also bring beach towels and personal toiletries.
There are spare blankets in the laundry cupboard.
Blankets, doonas and pillows must be not taken out of the bedrooms and used on the floor or outside.
Food and drinks are not to be consumed in the bedrooms and burning implements (e.g., candles, mosquito coils) are not to be used inside or outside the house.
Supplies
A modest supply of toilet paper will be supplied for your arrival, and you will need to supply your requirements for the rest of the stay.
Spa Bath
Please fill the water level at least 2 inches above the jet holes (it does take time to fill the bath). There is a button on the top of the spa adjacent to the wall that requires pushing down with moderate pressure to activate the jets. To turn off, press the same button. Please do not put bubble bath product in the spa bath at any time.
Washing Machine & Dryer
For the washing machine, we recommend using either Daily 39 or Full Load 60 setting.
For the dryer, we recommend using the Eco-Cotton setting.
Port-A-Cot
Located under the stairs - please bring your own cot bedding.
Heating & Cooling
Air conditioning
There is reverse cycle air conditioning available in the living room, with the remote kept on the vanity underneath the TV.
Air conditioning in the upstairs bedrooms is activated by the the light switch in the hall way.
Please do not set the temperature to lower than 22 degrees. Please also ensure all air conditioning is turned off when you are not at the property, or when rooms are not in use, and on your final departure.
Outdoors & Shutter Blinds
BBQ
Weber BBQ. There is a spare gas bottle next to the BBQ. Please clean the BBQ after each use to avoid a $75 charge for excess cleaning.
Spare BBQ gas bottles can also be replaced if required during daylight hours at Bunnings or service stations. Please retain a receipt and forward it to us for reimbursement. Please let us know if you need to replace the BBQ gas bottle during your stay.
Outdoor Shower
The outdoor shower is located on the side of the house and emits both hot and cold water. An outdoor shower at night is highly recommended for incredible night gazing!
Outdoor Shutter Blinds
We recommend keeping all external blinds OPEN for the duration of your stay however please close them during stormy weather and on your departure.
When operating the external blinds, please be gentle and follow these instructions carefully as they are a bit fickle.
MANUAL ROLLER BLINDS WITH HANDLES:
There are labels on the rollers showing in what direction to wind - clockwise for up, anticlockwise for down. It’s important not to over turn the rollers as they get jammed at the top.
MANUAL ROLLERS WITH ROPE:
These blinds require a rope like pull to open. To close, you need to hold the rope firm and push the button while gently releasing the rope. Please use care as they can move quite quickly if not controlled, which can cause heat / harm.
Washing Line
There is a washing line at the rear of the house through the gated fence by the outdoor shower. Note that the gate slams shut in the wind so please use the door stopper.
Security Monitoring
The home is equipped with 2 x external facing security cameras that are not monitored during guest stays.

There is a fire blanket located on the pantry door, and a fire extinguisher located next to the left of the kitchen sink.
Beach Safety
While the beaches of Peppermint Grove Beach can often appear calm, we recommend caution for all swimmers and recreational users — especially children and weaker swimmers — as conditions can change quickly with strong currents and winds.

Respect Flora & Fauna
Kangaroos
The Western Grey Kangaroo is widespread across the South West and is often spotted in areas away from main roads. Be especially cautious when driving at dusk and during the night.
These kangaroos enjoy grazing and resting on lawns at various properties. Observe them from a safe distance, but avoid getting too close.
Lizards, Skinks & Bobtails
Lizards are the most frequently spotted reptiles in the South West. If your backyard or garden has a warm area, you’re likely to have a skink or lizard living nearby! Skinks especially enjoy basking on rock walls. They are harmless but may be drawn to food scraps left on decks or in courtyards.
Possums
The Western Ringtail Possum (Pseudocheirus occidentalis) is a critically endangered tree-dwelling marsupial found exclusively in South Western Australia. This species is now classified as critically endangered. Western Ringtail Possums, along with other urban wildlife, are most active at night, and you might hear them moving across roofs and gutters.
Snakes
The South West is home to both venomous and nonvenomous snakes. In most cases, snakes will move away before you even notice them and will only attack if they feel threatened or startled.
When walking through bushland or long grass on warm days, be mindful of snakes. It is advisable to wear closed shoes, long socks, and long pants for protection.
Never approach or attempt to handle a snake.
Although snake bites are uncommon, they can happen. If someone is bitten:
- Firmly wrap the entire affected limb with a bandage or similar material, such as a scarf
- Call 000 immediately
- Limit movement as much as possible
- Keep the person calm and reassured
Wildflowers
With the world's most extensive variety of wildflowers right at your doorstep, there's no better reason to get outside and discover the stunning species found throughout the South West.
Please keep these important guidelines in mind:
- Pets are not permitted in National Parks
- Enjoy the beauty, but leave it untouched—picking wildflowers is illegal and may result in a $2,000 fine
- Respect private property and avoid trespassing
- Help protect canola crops by staying out of canola fields
Millipedes
Portuguese millipedes (Ommatoiulus moreleti) are part of a group of creatures known as Myriapoda (meaning "many-legged"), which also includes various native Australian millipedes and centipedes. Typically, millipedes live outdoors, feeding on leaf litter, decaying wood, damp fungi, and plant matter such as tender roots, moss, or green leaves on the ground.
These millipedes breed in autumn and early winter, which explains their noticeable activity and abundance following the first rains.
While millipedes play an important role in decomposing organic material in the soil, Portuguese millipedes become pests when their populations grow too large.
Portuguese millipedes are not harmful to humans or animals, but they are attracted to lights at night, which is why they may invade homes. They do not breed indoors and will die without access to plant matter.
To deter Portuguese millipedes, turn off external lights near buildings and minimise light escaping from indoors by using curtains or blinds.
Unfortunately, applying poison or retardants is not effective in reducing their numbers. The most efficient way to remove them is by vacuuming or sweeping them off carpets and floors.

Departure Instructions
Thank you for choosing to stay with us, we do hope you had a wonderful time! Please remember check-out is 10am unless otherwise agreed.
On your departure, please ensure the following:
- Please leave the outdoor blinds DOWN at the end of your stay.
- Put the outdoor table cover back on the table and ensure it is securely tied down again.
- Remove all your food from the fridge and freezer, especially perishables.
- Wash, dry and put away your dishes - including the dishwasher (if there is one). Please do not leave the dishwasher going or full on your departure.
- Wipe kitchen bench & table, sweep up excess sand and dirt.
- Put your rubbish in the correct bins and place the bins on the road verge for FRIDAY morning rubbish collection. Take your excess rubbish with you and dispose of it appropriately if it doesn’t fit in the bin. Excess rubbish that does not fit in the bin is the guest’s responsibility to dispose of, and if left on the property will incur an additional charge to remove.
- Check and clean the BBQ, put the BBQ cover on and turn off the gas to avoid a $75 excess cleaning fee.
- Check bedrooms and bathrooms to make sure nothing is left behind.
- Leave a note for the housekeeper if any light globes need replacing or if any gas bottles switched over during your stay.
- Turn off all lights, close curtains, lock doors and windows.
- Return keys where you found them and scramble the lockbox code.
- Drive carefully on your way home, and we look forward to having you stay with us again!
